Understanding Renovation Pricing

Remodeling costs are notoriously difficult to pin down because "finish level" completely changes the math. A 200 sq ft kitchen can cost $20,000 or $120,000 depending on whether you choose stock cabinets and laminate, or custom inset cabinetry and a Sub-Zero fridge. The Three Finish Tiers

Contractors generally divide project bids into three distinct categories:

  • Budget / Builder Grade: Refacing existing cabinets, painting, keeping plumbing in the exact same location, buying stock fixtures from a big box store.
  • Mid-Range / Custom: The standard for most homes. New semi-custom cabinetry, solid surface counters (quartz or granite), upgraded lighting, and professional tile installation.
  • High-End / Luxury: Fully custom layouts, moving structural walls, premium appliances (Wolf, Viking), natural stone slabs, and high-end plumbing fixtures.

Kitchens vs. Bathrooms

Wet rooms are the most expensive square footage in any home. A kitchen remodel requires electricians, plumbers, cabinet installers, and countertop fabricators to coordinate in a tight space. Bathrooms are even denser, requiring extensive waterproofing and tile labor. Expect to pay at least 3x more per square foot for a bathroom or kitchen compared to finishing a dry basement.

The "Hidden" Costs

These estimates cover standard labor and materials. They do not cover the three major wildcards: moving load-bearing walls (which requires an architect and a structural beam), upgrading an old electrical panel to support new appliances, or fixing rot discovered under old shower pans. Always keep a 20% contingency fund.
